The Market for Miami Condos is Back from the Dead

It has been a long time since anyone was able to say that the Miami condo market was booming.  Years ago, buyers were flocking to downtown Miami condos – like condos in Brickell, and Miami Beach condos.  While Miami Beach has remained a consistently strong market, everywhere else in Miami-Dade seemed to tank.  The Miami Herald real estate section is reporting that these days are over!

It was more than 45 months ago that the last project in downtown Miami shut down shop at the end of the real estate boom.  At this time, the second quarter of 2012, the South Florida real estate market is finally reporting growth once again.  Earlier this year, the very first new construction in downtown Miami condos – 23 Biscayne – was completed, with great success in having sold a great number of the units already.  Developers are taking this cue and are planning a huge number of new developments in the area.  Currently in the works are 45 new towers between Broward, Palm Beach, and Miami-Dade.  This means that there will be at least 7,600 new condominiums for sale in Miami, Palm Beach and Broward, which will have a huge impact on these respective markets.  In addition to these, new projects are soon to spring up as Aventura condos, South Beach condos, Bal Harbour condos, and more.  And it’s not just condominiums that are being built.  Developers are also taking advantage of the rental boom that has resulted from the current market and are building up Miami rental projects throughout the county as well.  Most of these projects that are featuring apartments for rent in Miami are planned as conversion units, to become condominium communities when the market picks back up and becomes stable.  See more on Miami real estate for sale.

Toronto Real Estate – Hot or Cold?

The Toronto Star recently published an article about how hot different neighborhoods in the greater Toronto area currently are in the greater scope of Toronto real estate.  The standards used to measure the “hotness” were reported as being the number of available listings in the neighborhood and the average time that it takes properties to move in that particular neighborhood.  According to the report, the numbers vary widely from neighborhood to neighborhood, sometimes even just across the street or down the block.  For example, Etobicoke homes for sale typically move in 96 days, while nearby Stonegate – Queensway homes for sale typically move in just 45 days.  Or Mount Pleasant homes for sale that sell in only 45 days, while across the street Bridle Path homes for sale last more than 100 days on the market. The average amount of time that it is taking homes to be sold in Toronto is 66 days.

According to The Star, some of the hottest areas in Toronto are Junction-High Park and the Beach neighborhoods.  Conversely, some of the struggling markets are Bridle Path and the Finch and Jane Corridors.

Industry insiders are predicting a “slowing down” of the real estate market in Toronto, according to the report, despite the fact that Toronto saw an increase of 8% compared to the numbers from 2010.  Whatever the area, it will be interesting to see where the market goes in the coming years.  See more on Toronto real estate.

Where in Miami Beach Should I Live – Bal Harbour or South Beach?

So,  you’re interested in living in the Miami Beach real estate market?  Now you need to decide where on the island is right for you.  Miami Beach is a very unique place to live, with wildly different atmospheres around the island.  If you don’t choose the right area for your lifestyle and your preferences, you may wind up being unhappy, so it is important to really evaluate the different areas thoroughly.
